Benefits of Inspection
A house is a set of complex systems that all work together to provide you with a safe place to call “home”. When buying a house, you want to be sure all these systems are working properly. The home inspection will tell you whether they are or not. The inspection reveals a lot of information about the property. This includes a written report, summary, photographs, and even environmental reports. Most of your inspection will be maintenance recommendations, life expectancies and minor imperfections. These are nice to know about. However, the issues that really matter will fall into four categories:
 
1. Major defects
2. Safety hazards

3. Things that lead to major defects
4. Things that may hinder your ability to finance, legally occupy,
    or insure the home

Anything in these categories should be addressed. Often a serious problem can be corrected inexpensively (especially in categories 1 and 2). Most sellers are honest and are often surprised to learn of defects uncovered during an inspection. Keep in mind that the seller is under no obligation to repair everything mentioned in the report. No home is perfect. Keep things in perspective. Don't kill your deal over things that don't matter. Don’t expect a seller to address deferred maintenance, conditions already listed on the seller's disclosure, or nit-picky items.
